Get Pre-Approved

Step 4

View Properties

Now that you're armed with a loan pre-approval, let's explore the local markets where you're planning to buy. Let’s review properties and go find your dream home!

I will research and pull up any additional listings that meet your wants and needs. I'll undertake a Comparative Market Analysis to help you determine the right value of a home.

I offer one-on-one, private scheduled tours, virtual & in-person showings and open houses, neighborhood walkthroughs.

Step 5

Make an offer & negotiate

Once you find the home of your dreams and are ready, I'll present your offer to the Seller. Either the Seller accepts your offer or we enter a negotiation phase.

I will advice you on the price, terms & conditions, the local rules & regulations throughout the transaction & negotiation process.

If you do not wish to let a property slip through your hands, I will guide you on the unique Escalation Clause that may help you win a bidding war, if there are more bidders for a property.

Step 6

Reach an Agreement & Sign Contract

With me, serving as your skilled negotiator, you & the seller agree on the price & terms, including closing/settlement date.

Your down-payment is placed in a trust account and an attorney review period commences.

Step 7

Home Appraisals & Inspections

If a home appraisal is required for financing purposes, I'll arrange for the home appraiser to have access to the property.

Any home inspections, i.e. pest inspection, presence of radon gas etc., will be scheduled as required/desired. Should any concerns arise, I will help you and the seller resolve them.

Should serious problems be indicated, we will have an opportunity to request the seller to repair major flaws or damages.

Step 8

Final Walkthrough

At a mutually scheduled time, I will arrange a final walk-through so that you can ensure that the condition of the property hasn’t changed, you will again look everywhere inside and around the home to confirm that the condition is as expected and also make sure that everything that's supposed to be there is present and nothing unwanted is left behind.

Step 9

Closing / Settlement

My Weichert's teammate & exceptionally skilled Title Closing Advisor/Settlement Officer Lori Lamb will smoothly guide you through the entire closing/settlement process. She will ensure that you have a clear title and you will experience a timely and efficient closing.

You sign the mortgage and other documents. The seller is paid and you receive your title [or deed] and the keys to you new dream home.
