Initial Visit, Marketing Plan, Price Evaluation

Together we'll take a tour of your home and I'll get acquainted with it in order to find & highlight the features of your home and to create a perfect marketing plan to sell it fast at the highest market price. My team & I will work together to ensure a truly seamless home selling experience that's cost-effective, convenient & coordinated.

I'll provide suggestions to broaden your property's appeal to create more buyer interest. I will draft a perfect marketing plan for your home, from multiple listings to major internet marketing.

To sell your home faster & to ensure you receive as much money as it’s worth, we'll have to price it correctly. I'll do a thorough Comparative Market Analysis [CMA] by researching comparable homes in the neighborhood to find the correct price. If desired, you can even hire an appraiser.

Market Your Listing

I'll spare no effort in creating an appealing introduction to your house for all potential buyers - from photos to custom-crafted property's website & social media omnipresence to in-person tours.

I’ll make your listing irresistible to buyers. An aesthetically beautiful custom-crafted home profile will create impact and demand for your property. Your listing will appear on major real estate websites & all my social media pages. I’ll develop a customized plan to increase your home’s marketability. I’ll hire a professional photographer to make an unforgettable first impression. Floor plans will help buyers visualize your space. I’ll write a detailed story of your home, highlighting its uniqueness, to attract buyers.

I’ll install my personalized Weichert, Realtors® “For Sale” sign. I'll schedule Open Houses & showings & ensure that they are a success.

Step 4

Field Offers, Negotiate & Contract

I'll advise you on all offers & help you negotiate the counter-offers that you may decide to make. I'll help you agree on price, terms of sales & closing date.

I’ll help you with Weichert's Home Protection Services, which include proprietary home warranty & inspection programs, which will ensure that your buyer's investment is protected after closing.

I will guide you throughout the contract process.

Step 5

There is many a slip ...

Once you have accepted an offer, the down payment is deposited in the Escrow account and your home is under contract, there are still many problematic issues that might arise, e.g. a low appraisal, a bad inspection report or the buyer might face a financing failure. There are many contingencies that may become a “deal breaker”.

In New Jersey, every Realtor contract is subject to a three-day attorney review period. During this period, either party can still withdraw from the contract.

Not only will I constantly update you, I will intervene, negotiate & try to resolve the issues that might arise.

If required, I'll help you find professionals, such as an attorney, contractor, plumber or electricians etc.

Step 6

Your Closing

Once the Closing Disclosure is signed and closing documents exchanged, any outstanding mortgage on the property will be paid off and you, the Seller(s), will receive any remaining monies.

Once the final documents are signed, the title is transferred to the buyers. The buyers receive the keys to their new home

Final Walkthrough

At a mutually scheduled time, I will arrange a final walk-through so that you can ensure that the condition of the property hasn’t changed, you will again look everywhere inside and around the home to confirm that the condition is as expected and also make sure that everything that's supposed to be there is present and nothing unwanted is left behind.

Step 9

Closing / Settlement

My Weichert's teammate & exceptionally skilled Title Closing Advisor/Settlement Officer Lori Lamb will smoothly guide you through the entire closing/settlement process. She will ensure that you have a clear title and you will experience a timely and efficient closing.

You sign the mortgage and other documents. The seller is paid and you receive your title [or deed] and the keys to you new dream home. Congratulations!
